Approval for new Cobden Ave store



Will we get one of these in Cobden Avenue? Tesco Express at Lodge Road, Portswood

Plans were approved, at a meeting on March 27, 2006, for the new retail store on the site of the former Shell petrol station at Cobden Avenue. Applicants Plessy Investments now have three years to develop the site.

The planning officers’ report and recommendation said four objections were received, including from Cllr Baillie, and Bitterne Park Residents Association. Concerns included increased traffic generation and adverse competition for local traders.

On traffic increases it was “not considered that the development would have any detrimental impact on highway conditions.” And apparently ‘policy REI 1’ “does not presume against allowing retail development less than 750sq.m on the edge of existing shopping areas” and so there was no justification for restricting competition between existing retailers in the area and “larger
scale retail development such as that proposed.”
